Design and construction of a new house in Spain

Step 1

Listening to the customer, ie. What kind of plot he/she is looking for, what size, where it's located and what is the budget for plot purchase. Step 2

Then, our work will consist in finding a suitable plot, corresponding to the requirements of our customer. In Spain, it's extremely important that the land is suitable for building of a house. How many square meters we need for the construction of the house. We have to calculate the cost of connecting water and electricity (if necessary).

If the plot is located far away from the water and electrical connections, this aspect is extremely important, because the connection costs can be very large and may be associated with necesity to obtain a license for the construction of property on that plot.

We have to get the necessary information from the appropriate authorities, or to get a license for the construction. We need to find out if the land must be fenced and what are the requirements in the region are, eg. what treatment plant is required to serve the property. Step 4

After obtaining all the information listed above, prior to the implementation of the project, you have to sign a contract with the insurance company. It's mandatory by law when the building is not yet a private estate.


Step 7

If the building is private insurance is not compulsory, although in the case of resale of real estate for 10 years, the notary can request a home warranty and will not agree to sign a deeds and may not lead to a transaction, especially if the customer buys property through a bank (needs a mortgage). In some regions of Spain, you can not sell your home without a warranty for 10 years.

Step 8

After any changes imposed by the City Council and received the License, the architect will proceed to do so-called Proyecto de ejecución, or project plans, technical structure of the building of the house.
