Step 2

Then, our work will consist in finding a suitable plot, corresponding to the requirements of our customer. In Spain, it's extremely important that the land is suitable for building of a house. How many square meters we need for the construction of the house. We have to calculate the cost of connecting water and electricity (if necessary).

If the plot is located far away from the water and electrical connections, this aspect is extremely important, because the connection costs can be very large and may be associated with necesity to obtain a license for the construction of property on that plot.

We have to get the necessary information from the appropriate authorities, or to get a license for the construction. We need to find out if the land must be fenced and what are the requirements in the region are, eg. what treatment plant is required to serve the property. Also we need to think out if in the future will not pass througt the plot a high-voltage line, motorway or railway line, etc.

Step 3

The implementation of the project. IBERMAXX has befriended professional architects located in Poland and Spain, who meet every requirement from our client. From a simple house to ultra luxury residence in Spain.

Step 4

Discussion, whether the customer have allready a project or some ideas for a new home in Spain. Whether he knows how he would like to arrange a bedrooms, living room, bathrooms etc. in the building. If not, we can do it together, through our architect.

Step 5

Do you already have in your imagination how will look like your new house. If not, we can do it together with our professional architect, and together discuss how you would like your home to look like.

Step 6

After obtaining all the information listed above, prior to the implementation of the project, you have to sign a contract with the insurance company. It's mandatory by law when the building is not yet a private estate.

Step 7

If the building is private insurance is not compulsory, although in the case of resale of real estate for 10 years, the notary can request a home warranty and will not agree to sign a deeds and may not lead to a transaction, especially if the customer buys property through a bank (needs a mortgage). In some regions of Spain, you can not sell your home without a warranty for 10 years.

Step 8

The insurance company during the construction works with engineers, architects, laboratories, which from the beginning until the end of construction will control it and on the basis of all the results will give a guarantee for 10 years for the completed house. In the event of any later problems with the structure of the house, insurance company will cover all costs measured previously in the concluded contract.

Step 9

The first thing of which the insurance company begins works, is to sample the ground and make sure that there is no so-called. soreness in the ground. They will give professional information what kind of concrete to use for he foundations and with which products to prevent degradation.

Step 10

Then, in the presence of the person responsible, sent by the insurance office they need to do the probe surface. First, excavator dig holes, and if it's stated that the structure of the earth are insufficient, they do drill further, analyzing and providing information on how to do solid foundations in the area.

Step 11

It may appear that on the construction site, there is a embankment and then "you have to move" if the plot allows to it. If not, ground have to be drilled in several places until we find the hard ground, pour concrete, build special concrete poles and do reinforcement and pour concrete with parameters prescribed by the professional laboratory.

Step 12

In the event that the ground will be very rocky, we need to avoid excavation to dig foundation. Costs can be enormous and can't be determined at this stage of construction. Amount of poured concrete for the foundations, will also be much greater and home construction much more expensive.

Step 13

After receiving information from the responsible authorities, this information is transmitted to the architect who based on them will start the pre-construction project.

Step 14

During this stage of the construction, to save time, you can take care of the connection of water and electricity, for which the license, usually take quite a long time to wait. You can take care of the fence, entrance gate, protect the entrance to the construction site.

Step 15

Designing a garden and implementation in the project. This is very important, due to the fact that, when house will be completed, our garden will be already beautiful, and the plants grown.

Step 16

The next step is called Proyecto Basico, which must be submitted to the City Hall (Ayuntamiento). City Hall issues licenses. Our project will be discussed and there will be applied any changes and amendments to the project, which will be enforced from the municipality: eg. the shape and height of the house, which must be according to the low in the region of Spain where we are building our house.

Step 17

Before doing this project, having already sketches of the house, you have to sign a contract with the architect and pay for his services. Knowing about the shape of the house and size of the house, the architect will do the valuation of the project. Usually you have to pay 10% of the total cost of the project to do Proyecto Basico.

Step 18

After completing Proyecto Basico by the architect, analyzing it through the Colegio Oficial Arquitectura de la Comunidad Valenciana, we will get a Visado, which in this case means: the approved project, sealed and signed by a representative of the City Hall. After that you have to pay 30% of the total amount of the project (this procedure is done by the architect).

Step 19

Then you need to bring the project to Ayuntamiento (City Hall).

Step 20

Pay for a license. Licensing costs are based on an estimate of home construction, which are specified by the architect in Proyecto Basico. It is 4%.

Step 21

After any changes imposed by the City Council and received the License, the architect will proceed to do so-called Proyecto de ejecución, or project plans, technical structure of the building of the house.

Step 22

After completing Proyecto de ejecución by the architect, office Engineers calculates various kinds of strength building structure home.

Step 23

Then the project is analyzed again by the Colegio Oficial Arquitectura de la Comunidad Valenciana. Project needs to get Visado ie. It must be approved and signed.

Step 24

With the receipt of this project is time to pay another 30%.

Step 25

Upon receipt of the draft, on its basis, the architect determines construction supervisor with whom you have to sign a contract of cooperation, which will define a price (usually 30%). On the basis of the valuation of architect fees for all works related to the construction supervision and preparation every time, information that is passed to the architect and owner of the building.

Step 26

Beginning of construction.

Step 27

Before each stage of the construction, for example: before pouring concrete for foundation, floor slabs, etc. You need to call the engineers responsible for the reinforcement and the laboratory which they have to take samples of concrete and inspect if everything is done according to the project. Then the information is transferred to an architect's office and insurance compay, who on the basis of these data will give guarantees for 10 years on the house.

Step 28

After completion of construction and gathering all the information received from the building inspector, the laboratory and the insurance company, which provides guarantees for 10 years for the building. The documents are submitted by the architect to the Colegio Oficial Arqitectos de la Comunidad Valenciana, visado, that is, approved, and signed.

Step 29

The end of the construction. Time to move to Spain and start a new, better and more enjoyable life in Spain!
